1. Prizes
There are two (2) separate prizes:
- Home Listing Prize: One (1) winner will receive a reduced commission listing. When listing a home for sale with Armenta Realty, instead of the typical full listing commission, only a 0.5% commission fee (based on the home’s purchase price) will be charged to cover agency expenses.
- Home Loan Prize: One (1) winner will receive a reduced commission loan. When financing through The One Brokerage, the typical 2% broker fee on the loan amount will be reduced. Of that 2%, 25% is required to go to the brokerage, but the remaining 75% will not be taken by the loan officer. A $1,000 loan processor fee will still apply.
⚠️ There will be two separate drawings: one for the Listing Prize and one for the Loan Prize. Entrants may enter for one prize or both. The same entrant could theoretically win both prizes if their name is selected in each drawing.
2. Disclaimer
Eligibility restrictions are based on brokerage licensing laws.
- Armenta Realty is licensed to conduct real estate listing services in Arizona and California only.
- The One Brokerage is licensed to originate mortgage loans in most U.S. states but cannot provide loans in Hawaii, Missouri, Nevada, or New York.
These restrictions are legal requirements and not company preference.
3. Eligibility
- No purchase necessary to enter.
- Only one entrant per household.
- Must be 18 years or older.
- Must be US Citizen or Permanent Resident Alien
- Loan Prize Entries: Home can be anywhere in US with the exception of Hawaii, Missouri, Nevada, and New York.
- Listing Prize Entries: Home must be in Arizona or California.
- Basic admin fees still apply.
- Winner(s) must agree to provide a written testimonial and short video review as part of our Community Impact Program.
- Winner(s) must agree to submit a Google Review after closing.
4. How to Enter
Entrants may receive up to three (3) total entries as follows:
1. Standard Entry (Required for all prizes):
- Follow Armenta Realty on Instagram or Facebook.
- Like and comment on the official Giveaway post.
- Share the Giveaway post on your personal social media page.
- Complete and submit the official entry form here.
2. Bonus Entry (Loan Prize) - not required:
- Submit a mortgage application through our website to begin the pre-approval process. Completing this step grants one (1) additional entry into the Loan Prize drawing.
3. Bonus Entry (Listing Prize) - not required:
- Submit your home listing information via our Contact Us form. Completing this step grants one (1) additional entry into the Listing Prize drawing.
Entrants may complete both Bonus Entry options, for a maximum of three (3) total entries:
- One required entry (applies to both drawings),
- One bonus entry for the Loan Prize,
- One bonus entry for the Listing Prize.
5. Promotion Period
The Giveaway begins on August 27, 2025 and ends on September 30, 2025 at 11:59 p.m. Pacific Time.
Entries submitted before or after this period will not be eligible.
6. Winner Selection
Two winners will be chosen at random:
- One for the Listing Prize.
- One for the Loan Prize.
The drawings will be conducted using an online wheel generator tool such as Wheel of Names, Picker Wheel, or Wheel Spinner. Drawings will be held within 7 days after the Giveaway ends, and winner will be announced via Armenta Realty email newsletter. Odds of winning depend on the total number of eligible entries received for each prize. The same entrant could potentially win both prizes if their name is randomly drawn in each category.

8. Publicity; Reviews & Testimonials (FTC Compliance)
By accepting the prize, winner(s) agree to:
- Provide a short written testimonial and a short video review as part of Sponsor’s Community Impact Program.
- Submit a Google Review after the closing of their transaction.
- Permit Sponsor to use winner’s name, likeness, voice, city/state, and statements in advertising and publicity without additional compensation, where lawful.
- Ensure testimonials reflect honest opinions and experiences and disclose the material connection (e.g., “I won the Armenta Realty Sweepstakes”).
9. Conduct; Disqualification
Sponsor reserves the right to disqualify any entrant who tampers with the entry process, violates these Rules, acts in an unsportsmanlike or disruptive manner, or acts with intent to annoy, abuse, threaten, or harass any person or entity.
10. General Conditions
Sponsor reserves the right, in its sole discretion, to cancel, suspend, or modify the Promotion if fraud, technical failure, or any other factor impairs the integrity or proper functioning of the Promotion. In such event, Sponsor may award the prize(s) via random drawing from among all eligible, non-suspect entries received prior to the action taken or as otherwise deemed fair and appropriate.
11. Limitations of Liability; Release
By entering, entrants agree to release and hold harmless Sponsor(s), their affiliates, and their respective officers, directors, employees, and agents from any claims, losses, injury, or damage of any kind arising, in whole or in part, directly or indirectly, from participation, the awarding, receipt, or use of the prize, or any Promotion-related activity, except to the extent caused by Sponsor's gross negligence or willful misconduct.
12. Legal Notices & Compliance
- Giveaway is void where prohibited by law.
- For Loan Prize Entries, participation is not open to homes being purchased in Hawaii, Missouri, Nevada, or New York due to brokerage licensing restrictions.
- For Listing Prize Entries, participation is limited to Arizona and California homeowners due to brokerage licensing restrictions.
- All federal, state, and local laws and regulations apply.
- This promotion is in no way sponsored, endorsed, or administered by, or associated with Instagram, Facebook, or any other social media platform.
