To earn and maintain a real estate broker license in California, you need to follow these steps:

Meet the educational requirements: You need to complete 8 college-level courses in real estate, including a minimum of 3 courses in real estate principles, real estate practice, and one additional course from a list of approved options.

Gain experience: You must have at least 2 years of full-time real estate experience as a licensed salesperson or broker within the past 5 years. If you have a four-year degree in real estate, you can substitute one year of experience.

Pass the broker licensing exam: You need to pass the California Real Estate Broker's Exam, which covers California real estate law, principles, practices, and other related topics.

Submit a license application: Once you pass the exam, you need to submit a license application to the California Department of Real Estate, along with the appropriate fees.

Maintain your license: To maintain your license, you need to complete continuing education requirements, including 45 hours of continuing education every four years, which includes 18 hours of mandatory courses and 27 hours of elective courses.

Additionally, you need to adhere to the California Department of Real Estate's ethical and professional standards and renew your license every four years by submitting a renewal application and paying the appropriate fees.
